According to Keeping Current Matters, buyer demand is on the rise, fueled by factors such as stabilizing mortgage rates and a persistent housing shortage. The National Association of Realtors (NAR) reports an uptick in existing home sales, meaning more buyers are making moves.

Locally, Ottawa County’s February 2025 market data reflects a similar trend. While the number of sold listings is relatively stable (down just 1.7% from last year), median home prices have increased by 3.38% year-over-year to $375,000. This suggests steady appreciation and continued demand for well-priced homes.

What Sellers Need to Know

  1. Prices Are Holding Strong: Home values in Ottawa County remain competitive, with the average list price rising 3.44% year-over-year to $652,455. While the average sale price saw a slight dip, the median sale price increase indicates that demand remains stable for mid-range homes.
  2. High Demand for Move-In Ready Homes: The days on market (CDOM) have increased compared to last year, with the median now at 24 days (up 60%). This means well-prepared homes are still selling but may take slightly longer to attract the right buyer. Strategic pricing and professional marketing are key.
  3. Inventory Remains Low: The absorption rate (how long it would take to sell all current listings at the current pace) is at 1.39 months, down 11.46% from last year. This suggests a continued seller’s market, with limited inventory driving competition for desirable homes.
  4. More Activity in Higher Price Points: Sales in the $500,000-$599,999 range jumped by 47.8% year-over-year, indicating that buyers in higher price points are active. If your home falls within this range, now could be a great time to list.
